Dane County Real Estate Market Update – June 2025

What’s Really Happening and Why It Matters

If you’ve been wondering whether now’s a good time to buy or sell in Dane County, the June numbers paint a clear picture: prices are still edging up, homes are moving quickly, and competition is strongest in certain price ranges. The summer market is in full swing, but not every segment is behaving the same way.

Prices and What They Mean

  • Median sale price in June was $465,000, up 1.1% from last month and 1.1% higher than last June.
  • Average sale price came in at $559,629, which is higher than the median because higher-priced properties skew the average upward.
  • Why it matters: Median price tells us what a “typical” sale looks like, while the average shows the effect of luxury and high-end homes on the market.

For sellers, prices are holding steady or inching up, which means pricing power is still there—especially if your home is in a high-demand range. For buyers, understanding the difference between median and average helps you set realistic expectations when comparing homes.

How Fast Are Homes Selling?

  • Median days on market (DOM): 8 days (2 days longer than last year).
  • Average DOM: 26 days.
  • Translation: The best-priced homes in desirable areas are still going quickly, but the slight increase in DOM means some buyers have more breathing room than they did a year ago.

Over or Under Asking – Negotiation Signals

  • Homes sold for 0.37% over asking on average in July, down from last year.
  • Lower over-asking percentages suggest bidding wars are slightly less intense, though multiple offers are still common in the most competitive ranges.

Where Buyer Demand Is Hottest

Price ranges seeing the fastest sales and strongest competition:

  • $300K–$499K range – Shortest DOM (7 days) and multiple offers common.
  • $600K–$799K range – Still competitive, with many selling over asking.
  • $1M+ – Balanced, with less over-asking and more negotiation room.

City and ZIP Code Hot Spots

In the past 60 days:

  • Fast movers: Verona (53593), Sun Prairie (53590), and Madison’s west side (53711) are seeing brisk activity.
  • Higher-priced standouts: Waunakee (53597) and Middleton (53562) remain strong luxury markets.
  • Softer spots: Some east side Madison ZIPs are seeing longer DOM and more price adjustments.

What This Means for Buyers

  • Competition is still real in the $300K–$500K range, so be ready to act fast and write strong offers.
  • In higher price ranges, you may have more negotiation power.
  • With slightly longer DOM, there’s a little more space to compare options—especially in mid-to-late summer.

What This Means for Sellers

  • Well-priced homes in popular areas are still moving quickly and sometimes above asking.
  • Slightly longer DOM in some segments means pricing correctly from day one is key—overpricing will cost you momentum.
  • Presentation matters. Staging, pro photos, and marketing can still mean the difference between multiple offers and sitting on the market.

The Bottom Line

The Dane County market is balanced enough to offer opportunities on both sides; sellers can still capture strong prices, and buyers have a bit more time to make decisions in certain segments. Summer activity will stay strong through August, but expect a gradual slowdown as we head into the fall.
